Just northwest of Birmingham, Walker County offers small-town character, some of the cleanest lake water in the country, and land opportunities most outside buyers never even hear about. That's the world I've worked in for more than a decade as a realtor, and it's exactly why I decided to start recording conversations about it. 

Welcome to the debut episode of the No Excuses podcast with Deanna Parrish, where I introduce myself, my background, and what you can expect from this show. My goal is to help homebuyers, sellers, investors, and anyone curious about relocating to Jasper and Smith Lake understand what really makes this market worth a second look.

Why I Started the No Excuses Podcast

Before I ever sold a house, I spent 40 years working the land and oil and gas side of this business, buying mineral leases from coast to coast and eventually running my own brokerage. Real estate came later, almost by accident, when friends kept telling me I already understood the land business well enough to get licensed. Eleven years ago, I finally did.

I named this show “No Excuses” because that's the mentality this industry demands. There's no excuse for showing up unprepared, for letting a client walk into a deal blind, or for treating a listing as if it'll sell itself. I wanted a place to share what that looks like in practice, using real stories from my own transactions instead of generic advice.

What 40 Years in Walker County Real Estate Taught Me

Working Walker County real estate for this long means I've seen almost every version of a deal go sideways and come back together again. One of the strangest was a commercial listing priced a million and a half over market value, sitting in a part of town that simply hadn't grown in years.

Nobody was looking at it until I thought of a mega church I knew was searching for a building that size. We worked together for six months before they brought in their own agent, but by then, I'd already done most of the due diligence.

"He was in foreclosure, and he was foreclosed on before we even closed. The day he signed the contract, I found out the next day that he had been foreclosed on, but he couldn't admit that to me. So that turned into a fraudulent case. We were able to work through it because I called around and contacted the bank. I told them, 'I've been working on this deal for six months, and it's going to take us three more months to close, but I can get this property sold for more than what you foreclosed on it for.' And we made the deal happen."

That client hadn't told me the truth about his situation, and it nearly killed the sale. I treat my clients like I'm their mama bear, but that only works when they're honest with me about what I'm actually protecting them from. We got it closed, but only through a lot of patience and a lot of phone calls I never expected to make.

Why Defining Your Real Estate Territory Matters

If there's one lesson I'd hand any new agent, it's this: define your area and stay in it. I've watched agents burn hours driving 20 or 30 miles outside their comfort zone into towns where property lines get moved without a survey and small disputes turn into closing nightmares.

My territory is Jasper, Alabama real estate market and Smith Lake, with occasional land deals in counties I already know well from my land man years. That focus is also why I point people toward top neighbourhoods to buy a home in Alabama when they're weighing where in this region actually fits their life, rather than guessing based on a map.

"Over the last couple of years, I've learned that there are simply some areas where I shouldn't work because people there think differently, and the way they handle things creates more problems than necessary when trying to close a home. I need clients who know where they stand, understand what they have, and genuinely want to sell their property correctly—not someone who's trying to beat their cousin out of an acre of land."

What "No Excuses" Actually Looks Like on a Listing

Living out this podcast's name means going further than most agents will on a listing. If there are leaves on a sidewalk before a showing, I bring a blower. If a house has sat empty, I'll get the grass cut and the plants watered myself.

On one sale last year, the sellers had spent thousands encapsulating their crawl space and installing a dehumidifier, but the house kept smelling musty. I couldn't find the unit anywhere in the house, so I called the clients, learned it was under the house, and went into the crawl space myself to check it. The electrician had installed it but never plugged it in. My clients still laugh about that one, but the house sold without a single complication.

Why Smith Lake Real Estate and Walker County Are Growing

Smith Lake real estate sits on the second cleanest lake in the country, with 550 miles of shoreline and water Alabama Power has protected for decades. Downtown Jasper is being revitalized with new breweries, restaurants, and event venues, and the corridor now known as I-22 has made Birmingham a 30 to 40 minute commute instead of an afterthought.

Part of what's driving that growth is access to tools like infrastructure bonds for real estate development, which let commercial and residential developers fund roads, utilities, and sewer lines without costing the city anything upfront. "We don't have all the infrastructure we need for data centers, commercial developments, or even new homes. We can work with developers—commercial, residential, or otherwise—to bring in an infrastructure bond that covers the necessary lateral assets. It won't cover the building itself, but it can cover roads, utilities, signage, and even sewer. That's the kind of infrastructure investment we need to bring to our community."

My debut episode is really just an introduction to who I am and why I do this work. Going forward, I'll be bringing in senators, doctors, finance professionals, designers, and community leaders from around Walker County to talk about what's actually happening here, not the stereotypes people hear about Alabama.
